The short-term residence route is available to a foreigner who owns qualifying immovable property in Georgia—excluding agricultural land—with a market value exceeding USD 150,000 equivalent in GEL.

A spouse and child/children can qualify through the principal holder, using proof of relationship and the holder’s permit. The authority—not the adviser or valuer—makes the final decision.

Before valuation

Important property-residence questions.

Is the purchase price enough?+

No. The statutory route relies on market value established through the required certified assessment.

Can agricultural land qualify?+

The short-term property route described by the SDA excludes agricultural land.

Does buying property guarantee approval?+

No. Ownership and value are core requirements, but the entire application and general legal conditions are assessed by the authority.

Can family apply at the same time?+

The SDA describes spouse and children applying through the holder’s short-term permit. We sequence the principal and family files according to current procedure.

Is the card included?+

No. Residence approval and issuance of the physical residence card/address registration are separate stages.
