How to find and safely rent an apartment in Tbilisi

A renter-side workflow for finding real listings, viewing the home, checking ownership, understanding move-in money, signing the lease and creating evidence at handover.

Search efficiently

Start with SS.ge and MyHome.ge; Korter is useful for understanding newer projects. Sort by newest, compare duplicate photographs and confirm the exact address and availability before travelling.

Inspect the building

Test heating, hot water, pressure, damp, windows, appliances, lift, cooling and internet. Visit at a noisy hour and request recent winter utility bills.

Verify the counterparty

Match the signer to a current Public Registry extract. If an agent or relative signs or collects money, ask for written authority and verify it.

Put it in the lease

Record rent, currency method, each upfront payment, term, notice, repairs, inventory, pets, access, address cooperation, handover and deposit-return rules.

A practical sequence

Define the real shortlist

Set an all-in ceiling, commute, school or clinic access, acceptable slope, heating type and minimum lease term. A beautiful interior cannot fix a bad daily route.

Search and screen

Use filters for owner/agent and recent listings. Ask for the cadastral code, exact map point, floor, heating and total move-in amount. Treat copied, stale or suspiciously cheap advertisements as unverified leads.

View, test and verify

Visit in daylight and, if possible, again around rush hour. Test systems, check recent bills and building fees, obtain a fresh registry extract and match the owner or authorized representative.

Negotiate the complete deal

Separate first rent, security deposit, any prepaid last month and agent fee. Agree repairs, notice, early termination, access, deductions and the deposit return deadline before sending money.

Sign, record and pay

Use a clear Georgian/English agreement where helpful. Sign an inventory and condition protocol with dated photos, meter readings, keys and defects; use a traceable transfer or signed receipt.

first-month mistakes.

First month is rent

The first month pays for the first occupancy period. It is not a security deposit and should not be described as refundable security.

Deposit is separate

A security deposit is held against contractually defined loss or damage. State the amount, permitted deductions, evidence standard, inspection process and exact return deadline.

“Last month” means prepaid rent

If requested, last-month rent is payment for the final rental period—not automatically a damage deposit. The contract and receipt should allocate every amount separately.

Agent fee

Confirm whom the agent represents, the amount and trigger for the fee, whether it is refundable if the deal fails, and whether the agent may receive rent or deposit.

Foreign-currency wording

If rent is referenced to USD/EUR but paid in GEL, name the exchange-rate source, calculation day and who bears transfer charges.

Address registration

A lease, Public Registry registration of a lease right and residence-address registration are different matters. Confirm owner cooperation if banking or immigration will rely on the address.

Long-term leases

Does a lease over 12 months need Public Registry registration?

Georgia’s Law on the Public Registry lists rent, lease and sublease among registrable immovable-property rights. Article 11(5) specifically requires registration for transactions lasting more than one year when a private-law legal entity participates—including arrangements whose total validity exceeds one year. That can cover a company as landlord or tenant. For an individual-to-individual lease, do not assume that this corporate-participation rule applies identically; registration may still be strategically valuable and should be assessed from the parties, term and property record.
